Summary of Services Provided

  • Secure Tenant for Property - Screen potential tenants, review applications, check with previous landlords, check employement history, and run credit reports

  • Walk Throughs - are conducted when tenants move in AND when they move out. The condition of the property is noted on a punch list when tenants move in and the list is reviewed when they leave to make sure the property is still in good repair

  • Collect Rents amd Disburse to Owners u

  • Quarterly Statements to Owners/Landlords - statements prepared quarterly reflecting cash flow

  • Coordinate Required Maintenance Repairs

  • Manage Tenant Relations - handle inquiries from tenants, negotiating renewals of existing leases, collecting, holding, and disbursing rents and other amounts due

  • Quarterly Inspections of Property - personal visits to ensure property is being maintained

  • Prepare IRS Form 1099 at Year End for Owners
